Why we're different!
 

Unlike property management/real estate companies, our focus is on homeowner association management and community enhancement. We believe property management companies that try to manage homeowner associations may have a conflict of interest. This is because their expertise is in home sales and non-owner-occupied rental properties. They are in the business of maximizing real estate turnover and rental investment properties—activities we view as potentially detrimental to community enhancement and neighborhood goodwill. (For example, if the percentage of rental properties becomes high enough in a neighborhood, the overall property values of the community can decrease.) Often their terms and written agreements are derived from their rental property documents (which are not applicable) including taking control of the property and passing rental payments through their accounts—in essence, acting in place of the owner who does not live in the area. In addition, such companies may not have knowledge of, or experience in, the documentation necessary to protect an association and its homeowners from potential liability. Homeowner associations need to be incorporated; rental properties do not.

Our focus and expertise are on ensuring that homeowner associations are properly formed and managed through their own controlling board of directors, and that information flows fast and accurately to the homeowners. We do not take control of the association. We do not require association dues to flow through our accounts.
